Land for sale in Mauritius

Land for sale in Mauritius

Morcellement plots and standalone land across the island, listed with perches, toises and infrastructure status so you can compare honestly.

Land in Mauritius is traditionally measured in perches (approximately 42.21 m²) and toises (approximately 3.80 m²). We publish both alongside the square-metre figure so you can compare plots and price per perche without doing the maths yourself.

Before you buy, the essentials are morcellement approval, a clear title, road access, and connection status for CWA water and CEB electricity. Every land listing here states what is already in place and what still needs to be arranged.

Frequently asked questions

How big is a perche in Mauritius?
One perche is roughly 42.21 square metres. A common residential plot of 20 perches is therefore about 844 square metres. One toise is roughly 3.80 square metres.
What is a morcellement permit?
A morcellement permit is the official authorisation to subdivide land into individual plots. Buying within an approved morcellement means the subdivision, access roads and services have been sanctioned by the authorities.
Can foreigners buy land in Mauritius?
Non-citizens cannot freely purchase bare land. Acquisition is generally possible only through approved schemes such as PDS or Smart City serviced plots. We will confirm eligibility for any plot before you proceed.
